Residential development on the Vickers site

Conceptaplan GmbH has developed a centrally located, inner-city residential area with approx. 285 residential units, a local supermarket and a childcare facility on the former "Vickers-Areal" and the adjacent Humboldt School sports hall site to the north-west (approx. 2.6 ha in total).

Parallel to the building construction activities, the city and the Bad Homburg v. d. Höhe public utility company carried out the ground-up renewal of the adjacent traffic facilities and supply lines. The construction work was carried out in three large construction phases (Frölingstraße, Schaberweg, Schleußnerstraße). In addition, the specifications of the cycling concept, which was approved by the city council in the fall of 2018, were also implemented.

Investor competition

On the basis of the "Vickers-Areal" development concept adopted by the town council at its meeting on 13.03.2014, the town of Bad Homburg v. d. Höhe, as the owner of the land in the planning area, held a Europe-wide investor competition. The participating bidders/investors were asked to include in their bids the obligation to build a total of 30% subsidized or affordable rental housing for low and middle income groups, a childcare facility with approx. 150 places and a local supermarket.

Urban development concept

The majority of the area is built up with apartment buildings. The district also features a number of townhouses.

Along Frölingstrasse, three four-storey apartment buildings plus staggered storeys are planned, which are subdivided into three contiguous structures in terms of design. Along Schaberweg, the so-called gallery houses form the southern end of the plan area as four-storey pergola houses, also with staggered storeys. Inside, quiet, car-free residential courtyards are created, which are characterized, among other things, by a loosened-up, small-scale terraced house development with 3 full storeys. The open spaces in the interior are characterized by a high proportion of green areas, private residential gardens and a network of residential paths and neighbourhood squares. The aim is to create these areas as recreational areas for all residents and thus increase the quality of living and quality of life within the entire plan area. In the east of the plan area, a point block with 5 full storeys plus a staggered storey is planned. The residential area is underbuilt with underground garages, which are accessed from Frölingstrasse and Schaberweg.

There is a local shopping center in the southwest of the district, which is accessed from Schaberweg. While the first floor houses a full-range grocery store with an additional bakery outlet and café, the municipal childcare facility "Gipfelstürmer", including an outdoor area, was opened on the upper floor. The required parking spaces are covered in the underground garage and via parking spaces at ground level, which are integrated into the building on the first floor.

To the east of the planned local shopping center, an accessible square has been created for the public. Two north-south crossings, which are also freely accessible, have been integrated into the overall concept as pedestrian access routes and to link the plan area with the surrounding area. The new development will therefore create a high-quality, inner-city residential quarter, which will tie in with the existing structures thanks to its open thoroughfares and, with the local supermarket and day-care center, will be an enrichment for the entire area.

Planning law

At its meeting on 11.04.2019, the town council of Bad Homburg v. d. Höhe adopted development plan no. 26 "Frölingstraße, Schleußnerstraße, Schaberweg", 1st amendment, as a statute. Following approval by the regional council, the development plan came into force on 15.07.2019.
