Industrial estate for small and medium-sized enterprises

A new commercial area is to be created in Ober-Eschbach between Massenheimer Weg and Peterhofer Straße. Following on from the existing commercial areas on Massenheimer Weg, new areas for commercial uses and for sporting purposes will be secured under planning law.

In May 2017, the municipal council passed a resolution to draw up development plan no. 113 "Massenheimer Weg industrial estate". The primary aim of designating the new commercial areas is to facilitate the establishment of small and medium-sized commercial and craft enterprises, thereby strengthening company loyalty to Bad Homburg v. d. Höhe.

The development plan therefore aims to exclude competing uses by limiting the permitted uses, thereby avoiding an increase in land prices as far as possible.

The former regional park route running through the area will in future form the eastern boundary of the new commercial area and will therefore be integrated into the planning. To the east of the former regional park route in the direction of Ostring, the green strip with areas for agriculture, green spaces and nature conservation intervention and compensation measures will be retained.

The area to the north of the existing industrial estate is earmarked for an expansion of the sports grounds. In addition to the southern sports center, areas for two new sports fields are to be designated there, which will be accessed via the new road in the new commercial area.

Development plan procedure no. 113 "Massenheimer Weg industrial estate" is being carried out for the area. At the same time, a reallocation procedure is being carried out in accordance with the German Building Code (BauGB) to reorganize the land and create developable plots.

In the period from 18.01.2021 to 19.02.2021, the early participation of the public and public interest bodies in accordance with Sections 3 (1), 4 (1) BauGB was carried out by means of a public display of the preliminary draft development plan. Based on the results of the early participation, the development plan draft is currently being prepared for public display in accordance with Sections 3 (2), 4 (2) BauGB. The parallel reallocation procedure was initiated on 31.10.2022.

Due to the scope of the procedures to be carried out for the preparation of the development plan and the reallocation of building land, it is unfortunately not yet possible to provide any reliable information on the timing of the entire development process at this time.
